| Development Description: | TO BE SOLD TO ELIGIBLE HOMEBUYERS ON A FIRST COME FIRST SERVE BASIS (4) 2-Bed, 1.5 Baths (duplex style) units $146,000 (NEW PRICING), 1230 sf (approx) Riverbend Estates is a new construction development consisting of sixty eight (68) units set on a 60.32 acre site at 591 Berkley Street in Berkley. The project will consist of fifty one (51) market rate units and seventeen (17) affordable units. The developer of the project is Berkley River Bend Estates, LLC. There are four affordable units in the first phase which are located in two duplex style buildings units. A Condominium Trust has been created to manage the duplex condominium, in which both owners are equally represented. There are no initial common area costs budgeted since plowing, landscaping and other incidental costs will be the responsibility of each individual unit owner. After construction of the entire subdivision has been completed (possible three to four years), there will be homeowners' association expense for road plowing and maintenance at such time that the roads are accepted by the Town as public ways. There are no homeowners’ association charges now. The design of the remainder of the affordable units will either be duplex or single family home, subject to final density plans, and will be marketed by lottery in the future. All of the affordable units will have two bedrooms and 1-1/2 bathrooms with full unfinished basements. Unit amenities for all units include refrigerator, stove, microwave, dishwasher, washer/dryer hookups only, telephone and cable jacks, 200 amp electrical service and oil-fired energy efficient heating system.
